Do You Qualify?

As Young as 55

Proprietary reverse mortgage programs I offer can start at age 55. The FHA-insured HECM requires at least one borrower 62 or older. Younger spouses can often be protected as eligible non-borrowing spouses.

Primary Residence

The home must be where you live most of the year. Single-family homes, FHA-approved condos, and 2-4 unit properties can qualify.

Common Misconceptions

"The bank takes my home."
No. You keep the title to your home, just like with a traditional mortgage. You remain the owner as long as you live there and keep up with property taxes, insurance, and maintenance.
"My kids will inherit my debt."
A reverse mortgage is a non-recourse loan. Your heirs will never owe more than the home is worth. They can keep the home by paying off the loan balance, or sell it and keep any remaining equity.
"I could get forced out of my home."
As long as you live in the home as your primary residence and keep up with property taxes, homeowners insurance, and upkeep, the loan is not due. You cannot be forced out simply because of the reverse mortgage.
"Reverse mortgages are a last resort."
Many financial planners now view the reverse mortgage line of credit as a retirement planning tool, a standby resource that can grow over time and protect your other assets.

What is a reverse mortgage?
A reverse mortgage is a loan for homeowners 55 and older (62 for the federally insured HECM program) that converts a portion of your home equity into cash. Instead of you paying the lender each month, the loan balance grows over time and is repaid when you sell, move out, or pass away.
Do I still own my home?
Yes. You keep the title. The lender places a lien on the property, just like a traditional mortgage, but you remain the owner.
Will I have a monthly mortgage payment?
No monthly mortgage payment is required. You remain responsible for property taxes, homeowners insurance, HOA dues if applicable, and home maintenance.
How much money can I get?
It depends on your age, your home's value, current interest rates, and any existing mortgage balance. In your free consultation I'll run your exact numbers so you're not guessing.
Is the money taxable?
Reverse mortgage proceeds are loan advances, not income, so they are generally not taxable. Always confirm with your tax advisor for your specific situation.
What if I still have a mortgage on my home?
That's very common. Your existing mortgage is paid off with the reverse mortgage proceeds, which is exactly how many of my clients eliminate their monthly payment.
What happens to my spouse if I pass away first?
If your spouse is a co-borrower, nothing changes; they continue living in the home under the same terms. Eligible non-borrowing spouses also have protections that allow them to remain in the home. We'll structure your loan to protect both of you.
What will my heirs owe after I'm gone?
Your heirs will never owe more than the home is worth. Federally insured Home Equity Conversion Mortgages (HECMs), along with the proprietary reverse mortgages I offer, are non-recourse loans. That means your heirs can choose to keep the home by paying off the loan balance, often through refinancing, or sell the home and keep any remaining equity.
Can I lose my home?
The loan only becomes due if there's a change of title (such as selling the home), you move out permanently, or you fail to keep up property taxes, homeowners insurance, and basic maintenance. Stay current on those obligations and you can remain in your home.
What's the difference between a HECM and a jumbo reverse mortgage?
A HECM is the FHA-insured reverse mortgage with a federal lending limit. Jumbo (proprietary) reverse mortgages are designed for higher-value homes and can allow access to more equity, which matters in higher-value markets like California.
What are the costs?
Costs can include origination fees, closing costs, and for HECMs, FHA mortgage insurance. Most costs can be financed into the loan. I'll give you a complete, line-by-line breakdown before you commit to anything.
Why is HUD counseling required?
It's a built-in consumer protection. An independent, HUD-approved counselor makes sure you understand the loan before you apply. It typically takes about an hour, and I'll help you schedule it.
Can I pay the loan back early?
Yes. There is no prepayment penalty. You can make payments of any size at any time, or pay the loan off entirely.
How long does the process take?
Most loans close in 30 to 45 days from application, depending on the appraisal and counseling timeline.
Is a reverse mortgage right for me?

Why It Exists

Counseling Protects You

Before you can apply for a HECM reverse mortgage, federal rules require a session with an independent, HUD-approved housing counselor. The counselor doesn't work for me or for any lender. Their only job is to make sure you fully understand the loan, the costs, the obligations, and the alternatives before you move forward. I consider it one of the best features of the program.

Schedule Your Session

Sessions are available by phone or in person and typically take about an hour. I'll provide you with a list of HUD-approved counseling agencies to choose from.

Talk Through Your Situation

The counselor reviews how reverse mortgages work, your financial situation, your obligations, and alternatives that might fit better. Bring your questions; that's what the session is for.

Receive Your Certificate

When you complete the session, you receive a counseling certificate. That certificate is what allows your application to move forward.

There is typically a modest fee for counseling, and some agencies can waive it based on financial hardship. Either way, I'll help you get it scheduled so it never slows your loan down.

Appraisal
An independent professional opinion of your home's market value, used to determine how much you can borrow.
Eligible Non-Borrowing Spouse
A spouse under 62 who isn't on the loan but has protections allowing them to remain in the home after the borrower passes away.
HECM (Home Equity Conversion Mortgage)
The FHA-insured reverse mortgage, the most common type in the country. Pronounced "heck-um."
HUD
The U.S. Department of Housing and Urban Development, which oversees the HECM program.
Initial Principal Limit
The total amount of money available to you at closing, based on your age, home value, and interest rates.
Jumbo / Proprietary Reverse Mortgage
A privately backed reverse mortgage for higher-value homes that exceed the HECM lending limit. Common in higher-value markets like California.
Line of Credit Growth
A feature of the HECM line of credit: the unused portion grows over time, increasing the funds available to you later.
Maturity Event
An event that makes the loan due, such as selling the home, moving out permanently, or the last borrower passing away.
MIP (Mortgage Insurance Premium)
The FHA insurance on a HECM. It's what guarantees you'll never owe more than the home is worth.
Non-Recourse Loan
A loan where the home is the only collateral. Neither you nor your heirs can ever owe more than the home's value.
Occupancy Requirement
The rule that the home must remain your primary residence for the loan to stay in good standing.
Origination Fee
The lender's fee for processing your loan, capped by federal rules on HECMs.
Principal Limit
The maximum loan proceeds available to you, which can grow over time on the line of credit option.
Right of Rescission
Your right to cancel the loan within three business days after closing, for any reason.
Servicer
The company that manages your loan after closing, sends statements, and handles disbursements.
Tenure Payments
Equal monthly payments for as long as you live in the home as your primary residence.
Term Payments
Equal monthly payments for a fixed period you choose.
Title
Legal ownership of your home. With a reverse mortgage, the title stays in your name.
